Strategically positioned on the waterfront in a privileged area of the Middle East, Al Bandar focuses on functionality to maximize the potential of this facility for boat stacking. At the same time, the relationship with the sea permeates the design and creates an elegant atmosphere enhanced by its maritime allure.

 

The Al Bandar project comprises two distinct programs—retail and boathouse—that are organized within two volumes connected through a common entrance. The boat showroom is positioned in the gap that separates the two volumes. Skylights in the roof emphasize this distinctive space and let in a play of light and shadow.

The boathouse design maximizes boat stacking capacity by connecting the building directly to the water. The project introduces a new premium lounge location for clients while they await their vessels. This lounge is located on the upper floor, where the views are truly spectacular.

 

 

The second volume houses retail and hospitality functions that include shops, terraces, bars, and restaurants. At ground level, outdoor restaurant and bar terraces extend toward the sea and remain open to refreshing breezes and sea views. The top floor of this structure features a panoramic terrace that occupies the entire level and is immersed in magnificent views. A large skylight allows direct views of the sky above. The building’s seafront location and openness on all sides invite the marine breeze throughout the space.

 

Al Bandar achieves its unique identity through an emblematic roof that covers both structures. This unifying canopy creates an elegant, horizontal silhouette that runs parallel to the sea’s horizon line. Its reflective finish mirrors the textures and imagery of both sky and sea and captures the full spectrum of colors throughout the day.

 

The design extends its relationship with the waterfront through a distinctive feature that enhances the coastal experience. An elevated pedestrian walkway runs along the waterfront and ensures the connection between the sea and boat storage while it provides new possibilities for engaging with the marine landscape.
