Where prefab efficiency creates spaces for living well
Precast House is a residence on the outskirts of Madrid for a family that needed to relocate within a very tight timeframe. The project’s urgency led to the adoption of a precast concrete panel construction system that reduced the building time to just six months. These panels, in addition to serving a structural function, form the house’s façade, which significantly reduced construction costs without compromising the quality of the final result.

Incorporating a prefabricated construction system into the architectural project allows for combining the advantages of a factory-made system—lower costs and reduced assembly times—with those of a design proposal, essential for creating quality spaces.
The project guarantees high technical standards that enhance the comfort and quality of life of its inhabitants. The house can meet PassivHaus standards for energy efficiency, resulting in greater daily comfort and lower climate control costs. Aspects such as solar orientation, strategic placement of openings to optimize natural light entry, and spatial distribution to achieve fluid and efficient transitions are made possible through the architectural project, providing better conditions for well-being.

Located on a small plot populated by tall trees, the house has been designed respecting this natural pre-existence. The trees now provide shade and create a pleasant atmosphere in the garden. Toward the west of the plot, space has been reserved for a possible swimming pool that takes advantage of the evening sun.

Most of the program is developed on the ground floor, accessed through a covered side entrance that functions as a spacious parking portico. This level houses the kitchen, dining room, and living room—all south-facing and open to the garden—as well as a generous study and a master bedroom with private bathroom and walk-in closet. A top-lit staircase leads to the upper floor, where two spacious bedrooms with a shared bathroom are located, both with access to a 40-square-meter terrace.

Built by CVH Precast, which handled construction management, Precast House is a residence where construction speed and cost control go hand in hand with thermal comfort, maximization of natural light, and spatial fluidity—everything that only a well-conceived architectural project can offer.
